We've answered those questions thousands of times. Over 45 years and more than 4,500 transactions, we've learned that most sellers care about three things above all else: the money, selling on time, and hitting a possession date that lets them bridge to their next home. Everything below is built around getting you those three things with as little stress as possible.
Here's the whole process, start to finish.
Timing has two parts: the market and you.
The Winnipeg market has clear seasonal rhythms. Spring is the busiest stretch, with the most buyers out looking, though a well-priced home sells year-round. More important is your own readiness. Do you have somewhere to go? Are your finances lined up? A rushed sale to meet a deadline you set too tight is harder than one you plan a few months out.
If you're not sure where your neighbourhood's market sits right now, that's a conversation worth having before you list.
Your home is likely your largest financial asset, so trust matters more than anything else when you pick who sells it.
Trust comes from a few things working together: reputation, experience, market knowledge, and communication. Ask whether the agent knows your area, how they plan to price and market your home, and how quickly they respond. The flashy logo doesn't sell your house. The person who picks up the phone and knows the comparable sales on your street does.
This is where most sales are won or lost, and it's the hardest step to do on your own.
The honest truth is that you're too close to the project when it's your own home. Most sellers think their home is the best thing on the market and worth the most, because they can't be objective about it. A few go the other way and undervalue. Neither helps you.
A proper comparative market analysis (CMA) fixes that. We look at what comparable homes in your area actually sold for, not what they were listed at, and price accordingly. Overpricing is the most common mistake we see. A home that sits too long goes stale, and buyers start to wonder what's wrong with it. A home priced right to the market often does the opposite and draws competing offers.
Sellers tend to worry about the wrong things here.
The most common worry we hear is about having a perfectly empty house with spotless closets and cupboards. In our experience, that's rarely what makes or breaks a sale. Buyers aren't grading your cupboards. What actually moves the needle is simpler: declutter so rooms feel bigger, fix the small stuff that catches a buyer's eye, and give everything a deep clean. Light staging helps a home photograph well and feel move-in ready. You don't need to renovate.
Most buyers see your home online before they ever see it in person, so the listing has to land.
That means professional photography first and foremost, because the photos are what get people through the door. From there it's a strong written listing, exposure on MLS and the major search portals, and social media. A listing photo can make or break first impressions, so this is not the place to cut corners.
Once you're live, the goal is to get as many qualified buyers through as possible.
That means keeping the home show-ready and being flexible with timing, because the buyer who can't get in on short notice is the buyer who buys something else. Open houses still have a role for the right property. We'll tell you honestly whether one makes sense for your home or whether private showings will do more.
When an offer comes in, price is only part of the picture.
The conditions matter (financing, inspection), and so do the possession date and deposit. A slightly lower offer with a clean, fast possession that lines up with your next purchase can be worth more to you than a higher one that leaves you carrying two homes. This is where experience earns its keep, and where we focus on those three things that matter to you: the money, the timing, and the possession date.
Most accepted offers come with conditions the buyer needs to satisfy within a set window.
Usually that's financing and a home inspection, sometimes an appraisal required by the buyer's lender. An inspection can surface small issues, and a reasonable request or two is normal. We'll guide you on what's worth addressing and what isn't, so the deal stays on track without you giving away the farm.
Once conditions are removed, the sale is firm and you're headed to closing.
Your lawyer handles the legal transfer of title, the payout of any mortgage, and the math on adjustments like prepaid property taxes. On possession day, keys change hands and the funds are released. We stay involved through this stretch so nothing slips between the offer and the keys.
Plan for these so the net number doesn't surprise you:
Real estate commission: typically 4% to 5% of the sale price, paid by the seller and split between the two agents, plus GST. Commission is negotiable.
Legal fees: roughly $1,500 to $2,500 all in, covering the lawyer's fee plus disbursements and a mortgage discharge fee if you have a mortgage to pay out.
Mortgage penalties: if you break a fixed mortgage early, your lender may charge a penalty. Check with them before you list.
Prep costs: cleaning, minor repairs, and staging, which vary by home.
On a $400,000 sale, a 5% commission works out to about $20,000 before GST. Your agent should walk you through your estimated net proceeds before you list, not after.
